CONDITIONS OF APPROVAL SU-87-20 MICHAEL T. BLATT All conditions shall be met prior to the approval of the Final Map unless stated otherwise . If a Final Map is not filed, the approved Tentative Map shall expire three years from the effec- tive date of application approval , July 14, 1990 . 1 . Department of Public Works : a. All improvements shall be in conformance with the Improvement Standards and Specifications of the County of San Joaquin. All improvement plans and specifications must be approved by the County of San Joaquin Department of Public Works prior to approval of the Final Map. b. If improvements referred to herein are not completed prior to the approval of the Final Map, the subdivider shall execute an Agreement with the County of San Joaquin which will ensure the completion of improvements within one ( 1 ) year after filing the Final Map. c . The subdivider should agree to and shall pay user ' s fees for the utility services from the time the improvements are accepted by the County to the end of the fiscal year , or up to a one ( 1 ) year period, as the case may be . d. The interior street shall be dedicated and constructed to public road standards of a 50-foot farm and estate road. e. Hildreth Lane shall be dedicated and improved on the sub- divided side to County standards of a 60-foot right-of-way road which requires pavement widening to 20 feet from the right-of-way centerline . The Hildreth Lane improvements may be deferred at the discretion of the Department of Public Works , in which case the owner shall enter into a Deferred Improvement Agreement with the County. f . Six individual wells are required. g. Fire protection shall be in conformance with the require- ments of the County Fire Warden and the Waterloo-Morada Fire District . h. A terminal drainage system shall be provided to meet the requirements of the County Department of Public Works. The property shall annex to County Service Area No . 36 for the operation and maintenance of the drainage facilities . i . Public utility easements shall be as required by Pacific Gas and Electric Company and any other public utility com- panies . Conditions of Approval - 1 - (SU-87-20 )
