CONDITIONS OF APPROVAL <br /> SU-87-20 <br /> MICHAEL T. BLATT <br /> All conditions shall be met prior to the approval of the Final <br /> Map unless stated otherwise . If a Final Map is not filed, the <br /> approved Tentative Map shall expire three years from the effec- <br /> tive date of application approval , July 14, 1990 . <br /> 1 . Department of Public Works : <br /> a. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Final Map. <br /> b. If improvements referred to herein are not completed prior <br /> to the approval of the Final Map, the subdivider shall <br /> execute an Agreement with the County of San Joaquin which <br /> will ensure the completion of improvements within one ( 1 ) <br /> year after filing the Final Map. <br /> c . The subdivider should agree to and shall pay user ' s fees <br /> for the utility services from the time the improvements <br /> are accepted by the County to the end of the fiscal year , <br /> or up to a one ( 1 ) year period, as the case may be . <br /> d. The interior street shall be dedicated and constructed to <br /> public road standards of a 50-foot farm and estate road. <br /> e. Hildreth Lane shall be dedicated and improved on the sub- <br /> divided side to County standards of a 60-foot right-of-way <br /> road which requires pavement widening to 20 feet from the <br /> right-of-way centerline . The Hildreth Lane improvements <br /> may be deferred at the discretion of the Department of <br /> Public Works , in which case the owner shall enter into a <br /> Deferred Improvement Agreement with the County. <br /> f . Six individual wells are required. <br /> g. Fire protection shall be in conformance with the require- <br /> ments of the County Fire Warden and the Waterloo-Morada <br /> Fire District . <br /> h. A terminal drainage system shall be provided to meet the <br /> requirements of the County Department of Public Works. <br /> The property shall annex to County Service Area No . 36 for <br /> the operation and maintenance of the drainage facilities . <br /> i . Public utility easements shall be as required by Pacific <br /> Gas and Electric Company and any other public utility com- <br /> panies . <br /> Conditions of Approval - 1 - (SU-87-20 ) <br />
