WILLIAMS (c/o Ronald We.ldum) <br /> for a 73 lot residential subdivision on the south side of Quashnick Road, from 150' <br /> to 2734' east of Freesia Avenue, northeast of Stockton. <br /> James Carroll and Ron Weldcia were present for this item, <br /> Motion_ Moved, seconded (Schramek-Hitchcock) and carried by a unanimous roll call <br /> vote to forward this item to the Planning Commission with a recommendation of <br /> certification of the Environmental Impact Report as adequate for this project and <br /> approval of the map subject to the following: <br /> I. All improvements shall be .in conformance with the requirements of the <br /> County of San Joaquin. <br /> 2. Easements for utilities shall be as required 'by Pacific Gas & Electric <br /> Company and Pacific Telephone and Telegraph Company, and all other public <br /> utilities. <br /> 3. Plans for all improvements shall be approved by San Joaquin County Depart- <br /> ment of Public Works prior to consideration of the Final Map. <br /> 4, The subdivider shall provide terminal drainage to Mosher Slough. The <br /> drainage system design and improvements shall be subject to the approval <br /> of the San Joaquin County Department of Public Works. <br /> 5. Subject to the requirements of San Joaquin County Ordinance No, 549, <br /> including the follcwing: X. - <br /> 1 ,1 a. Percolation test: shall. be conducted on every third lot in the <br /> subdivision. <br /> b, Minimum sewage disposal areas, as determined from the percolation are <br /> to be shown on the final map. <br /> �. The minimum sewage disposal area required for each lot shall be <br /> recorded on the deed as a restriction on land use. <br /> Q✓ Provided the developer retains control of construction for the entire <br /> subdivision, the minimum sewage disposal area for each lot will be <br /> permitted to be located within five feet (5') of a property line with <br /> the exception of those lots bordering Mosher Slough. <br /> 8. It is recommended that the deed restriction on the land use aspect <br /> relative to the sewage disposal area be published in the Real Estate <br /> Commissioner's Final Report for the subdivision. <br /> f. Sewage disposal areas shall not encroach into any public utility ease- <br /> ments. <br /> g. The developer shall file a Waste Discharge Report with the Regional <br /> Water Quality Control Board, Central Valley Region. <br />
