DC2-22-78 <br /> Quashnick & Williams <br /> 0 Subdivision <br /> page 2 <br /> 6. Subject to the requirements of San Joaquin County Ordinance No. 1862 <br /> including the following: <br /> a. The existing water wells on lots 19 and 70 shall meet the require- <br /> ments of San Joaquin County Ordinance #1862; if these existing <br /> wells cannot meet the Ordinance requirements, they shall be de- <br /> stroyed under permit and inspection by the San Joaquin Local Health <br /> District priori to the recordation pL the final map. <br /> ((��11 Gra l Coo jA-�+r-.�' <br /> 7. The minimum net lot area shall be 65,000 square feet. <br /> 8. In lieu of conveyance of park land to the County, as prescribed in <br /> Section 18.01 of Ordinance 892, as amended, the developer shall contri- <br /> bute fees of equivalent value as defined in said section. <br /> 9. A Preliminary Soil Report as prescribed in Section 5.165 of Ordinance <br /> #892, as amended, shall be required. <br /> 10 Full street improvements, including curbs and gutters, in compliance <br /> with Ordinance #672 shall be provided within the subdivision. Quashnick <br /> Road and Ashley Lane shall be fully improved with curb and gutters <br /> on the subdivision sides in compliance with County standards. <br /> Oakleaf Court shall be extended to connect with Balsam Drive. <br /> 12 Fifty feet (50') of la on each de of the centerline of Mosher <br /> Slough shall be den to oan Joaquin County for flood control and <br /> drainage purposes, in fee. <br /> 13. Oak Cove and Oak Court shall be renamed to avoid confusion. Oakleaf <br /> Court shall be renamed Balsam Drive. Oak Wilde Court shall be renamed <br /> Eastview Court. <br /> 14. Drainage system and domestic water system shall be maintained, operated <br /> and improved as necessary, by formation of a County Service Area or <br /> annexation to an existing maintenance district. The County Service <br /> Area shall be formed, or annexation to the existing maintenance district <br /> shall be finalized prior to the consideration of the final map. <br /> 15. There shall be a 10' conveyance along Quashnick Road for an ultimate <br /> 60' right of way. There shall also be the necessary conveyance along <br /> Ashley Lane for an ultimate 60' right of way. <br /> 16 There shall be fencing of the Mosher Slough right of way within the <br /> subdivision development. <br /> 17. Community domestic water system with two wells shall be required unless <br /> annexation takes place to the existing maintenance district; thereby, one <br /> well shall be required. <br /> Messrs. Curran and Catelli absent. Mr. Shephard abstained. <br />
