7 . In lieu of conveyance of park land to the Countv, <br /> as prescribed in Section 18.01 of Ordinance 892 , as amended, the <br /> developer shall contribute fees of equivalent value as defined <br /> in said section. <br /> 8. A Preliminary Soil Report as prescribed in Section <br /> 5.165 of Ordinance No. 892 , as amended, shall be required. <br /> 9. Fifty feet (50 ') of land on each side of the <br /> centerline of osher Slough shall be conveyed to San Joaquin <br /> County for flood control and drainage purposes in fee. There are <br /> to be no building encroachments into the Posher Slough area. <br /> 10 . Oak Cove and Oak Court shall be renamed to avoid <br /> confusion. Oak wilde Court shall be renamed Eastvievf Court. <br /> 11. There shall be a 10 ' conveyance along Quashnick Road <br /> for an ultimate 60 ' right of way. There shall also be the <br /> necessary conveyance along Ashley Lane for an ultimate 60 ' right <br /> of way. A cul-de-sac with necessary right of way shall be <br /> constructed and conveyed to County at easterly end of Quashnick <br /> Road or fees in lieu. <br /> 12 . Bridge structure across Mosher Slough to be subject <br /> to approval by the Department of Public Works. <br /> 13 . Modify ordinance requiring 600 ' maximum cul-de- <br /> sacs to permit streets as designed. <br /> 14. The subdivider shall provide terminal drainage <br /> to Mosher Slough. The drainage system design and improvements <br /> shall be subject to the approval of the San Joaquin County <br /> Department of Public Works and shall include subdivision sides <br /> of Quashnick and Ashley. <br /> 15. Drainage system shall be maintained, by formation <br /> of a County Service Area or annexation to an existing maintenance <br /> district. The County Service Area shall be formed, or annexation <br /> to the existing maintenance district shall be finalized, prior <br /> to the consideration of the final map. <br /> 16. Full street improvements, including AC berms in lieu of <br /> curbs and gutters, in compliance with ordinance No. 672 shall <br /> be provided within the subdivision. Quashnick Road and Ashley Lane <br /> shall be improved on the subdivision sides in compliance with <br /> County standards or fees in lieu of improvement. <br />
