The lots are to contain a minimum <br />of 30,000 square feet. Proposed street improvements: Farm and Estate <br />type subdivision streets. Water supply: Community water system. Sewage <br />Disposal: Individual septic tanks. Drainage: Terminal outfall to Mosher <br />Slough. <br />COUNTY ACTIONS TO DATE <br />- August 27, 1975 - The Environmental Review Committee certified EIR 73-27 <br />as adequate for this project. <br />- May 27, 1975 - The Board of Supervisors granted extension of time for <br />5-73-8 to July 29, 1977. <br />- January 29, 1974 - The Board of Supervisors approved Tentative Subdivision <br />Map No. 5-73-8 of Klinger and Compton for a 114 lot residential subdivision. <br />- March 3, 1976 - The Development Committee recommended that Tentative Map <br />(Revision of S-73-8) 5-76-1 be approved subject to 18 conditions of <br />approval. <br />PLANNING CONSIDERATIONS <br />- The General Plan to 1990 shows this area for Residential Low Density uses. <br />Densities in this area are to be 11-20 persons to the acre (net). This <br />proposal will have approximately 2.5 persons to the net acre or less than <br />one dwelling unit to the gross acre. The 30,000 square foot lots do not <br />meet the densities in the current General Plan. <br />- The zoning on the property is R1-8 and R-3. The R1-8 zoning would be com- <br />patible with the General Plan. The R-3 zoning cannot be utilized because <br />it does not conform to the General Plan. <br />- The General Plan to 1995 proposal, forwarded to the Board of Supervisors, <br />recommends Morada for Rural Residential uses. Thirty -Thousand (30,000) <br />square foot lots probably will not conform to the Rural Residential <br />designation. <br />- There has been an Environmental Impact Report prepared for the original <br />Mosher Manor Subdivision proposal (EIR 73-27). The report addressed <br />the impacts associated with a 114 lot subdivision without access across <br />Mosher Slough. <br />- This project will probably have less impact than would the original 114 <br />lot proposal. <br />- The Environmental Review Committee certified that EIR as adequate for <br />this project on August 27, 1975. Only minor revisions have been made <br />in the map since that date. <br />- Uses to the south would confirm development at the proposed suburban <br />density, <br />
