.Item.No. 7 <br />P/C 3-18-76 <br />5-76=1 <br />Page 2 <br />DESIGN CONSIDERATIONS <br />- Lots 1, 35, 36 and 38 will have no access (restricted) to the Frontage <br />Road. <br />- All through streets will have 60' right of way width. Cul-de-sac streets <br />will be 50' in width. <br />- Lot width in the existing R1-8 zone ordinance is 65' at the building <br />setback line. <br />- Lot width in the RA -30 zone ordinance is 150' at the setback line. <br />- Further parcelization could be requested if the R1-8 65' lot width is <br />utilized. <br />- Cole Drive extended, as well as the bridge across Mosher Slough must be <br />60' in width, not 501. <br />- The Wilkinson Manor water system is to be tied with the proposed water <br />system and used as back up in case of failure. Annexation of this 36.7 <br />acres to the Wilkinson Manor maintenance district will occur prior to <br />Final Map approval. <br />- The drainage system will be maintained by the County. <br />OTHER CONSIDERATIONS <br />- Ultimately, Morada will develop as a suburban density community even <br />though services may not be available. Thirty -thousand (30,000) square <br />foot lots would conform to the overall development of that community. <br />- Approval of the original 114 lot tentative map has lapsed. S-73-8 approved <br />January 29, 1974, by the Board of Supervisors with conditions. <br />- There have been a number of resubmittals since that time. <br />RECOMMENDATIONS AND FINDINGS <br />- Certify EIR 73-27 as being adequate in assessing the impacts of this <br />new proposal as well as outlining the mitigation measures necessary to <br />minimize the adverse impacts. <br />- Forward Tentative Subdivision Map No. S-76-1 to the Board of Supervisors <br />with the following supplemental conditions of approval as recommended <br />by the Development Committee: <br />1. Provision for storm water drainage shall comply with standards <br />and requirements of the Department of Public Works prior to considera- <br />tion of the final subdivision map. The drainage system shall con- <br />form to the County Master Storm Drainage Plan. <br />2. Water system or methods shall conform to the requirements of the <br />Local Health District and the Department of Public Works. <br />3.annexation to the Wilkinson Manor County Maintenance District <br />or water services is to occur prior to approval of the Final Map. <br />4. An adequate water supply for fire protection with fire hydrants <br />and connections shall be installed in conformance with the require- <br />ments of the County Fire Warden and the Waterloo-Morada Rural Fire <br />District. <br />
