Easements for utilities shall be as required by Pacific Gas & <br />Electric Company, Pacific Telephone and Telegraph Company and <br />all other public utilities. The provision of Article XIIA of <br />Ordinance 892, as amended,shall apply. <br />6. Street lighting shall be provided. <br />7. Full street improvements in compliance with Ordinance 672 <br />shall be provided within the subdivision. All streets shall <br />be fully improved on both sides in compliance with County standards. <br />8. Concrete improvements of curb, gutter and sidewalk to County <br />standards will be constructed along the Frontage Road. <br />9. Drainage facilities and the street lighting system shall be <br />maintained by a utilities maintenance district. The maintenance <br />district shall be initiated prior to acceptance of the Final <br />Map. <br />10. A Preliminary Soil Report, as prescribed in Section 5.165 of <br />Ordinance 892, as amended, shall be required. <br />11. In lieu of conveyance of park land to the County, as prescribed <br />in Section 18.01 of Ordinance 892, as amended, the developer <br />shall contribute fees of equivalent value as defined in said <br />section. <br />12. Applicant is to secure approved application from State Reclamation <br />Hoard prior to any construction into Mosher Slough or through the <br />Mosher Slough Levee. <br />13. Parcel "C" shall be dedicated for levee maintenance. Access <br />shall be provided to Parcel "C" and the northerly line of Parcel <br />"C" shall be fenced with a 6' high barrier and a gate to be <br />installed for access to the frontage road. <br />14. Plans for all improvements to be approved by the San. Joaquin <br />County Department of Public works prior to consideration of the <br />Final Map. <br />15. A 6' fence shall be provided at the perimeter of the subdivision <br />along the frontage road. The design shall be approved by the <br />Planning Department. <br />16. A Reclassification Petition shall be initiated by the applicant <br />to rezone the 36.7 acres from R-3 and R1-8 to RA -30 to assure no <br />future parcelization and conformity to the suburban densities in <br />Morada. <br />17. All streets are to be named prior to tentative map hearing before <br />the Planning Commission hearing. <br />18. Individual sewage disposal systems shall be installed in accord <br />with San Joaquin County Ordinance 549. <br />
