SUBJECT:
DATE:
N LAYSON, M.P.H., Director, Environmental Health Division
BORGMAN, Supervising Sanitarian
Review of Mosher Manor Subdivision file and pertinent recommendations.
November 3, 1975
In August 1975, Tevco Engineering Firm submitted a revised tentative subdivision
map for Mosher Manor with the lot sizes ranging from approximately 26,500 square feet
to 34,000 square feet.
A representative from Tevco was advised to run six percolation tests on various lots
of the subdivision at a depth of three (3) feet. Subsequently, the representative in-
formed me that several of the percolation holes did not meet the requirements of San
Joaquin County Ordinance 549.
Before approval is granted on this subdivision, I would recommend that all lot
feet for all septic systems with 75 feet set backs from all property Ilnes. Lots
sizes be redrawn to scale by said engineering firm to include areas of 12,000 square
should also be scaled large enough to include adequate areas for a 4 bedroom home, s.alm-
ming pools for this area with proper set backs from property lines.
The septic system leaching area for a three bedroom hone should be 170 feet plus
feet3plus14s w36,'epits.septic
Thesesystem
designleach
criterialine
mean that four
Shouldshould be 170
cent of the system will be in pits and fourty (40) percenapprot of 'ley sixty (60) per -
leach lines. system, wlII be In
ter for
ive
pub]IcawelI andtaistandbytwelI witivbeion will driIled nmLotrI. tTheMkinson •Manor Subdivlslon
the standby must be on a separate lot and conform to the requien sed water well for
County Ordinance 1362, Ls Of San Joaquin
4
