Item No. 6 <br />Mosher Manor <br />Page 3 <br />- Water - Water supplies for Mosher Manor will come from the well <br />and extension of the system now serving Wilkinson Manor. A <br />new backup well on the site will be located east of Lot 2B. <br />- Sewage - A "temporary" leach field for disposal of effluent is <br />to be located along the north side of Mosher Street and would <br />take in Lots 114 through 121. A package treatment plant will <br />be located in this area. This plant apparently will be main- <br />tained through a maintenance district. <br />- Storm Drainage - A storm water lift station is proposed to <br />dispose of storm water and is located east of Lot 28 (opposite <br />Freesia Avenue). <br />- Circulation System - Principle access will be from State Route <br />99 Frontage Road via three streets: Proposed Mosher Street in <br />the northern portion which will stub into the undeveloped <br />property to the east; Freesia and Garnet Avenues will be extended <br />south from Wilkinson Manor. All streets are proposed as 60' <br />wide rights-of-way except for Doyle Court, Geiger Court and <br />Cessna Court. <br />OTHER CONSIDERATIONS <br />- General Plan - The General Plan designates most of the subject <br />property as residential low density. A major retail and office <br />area is currently indicated in a strip along Highway 99 that <br />encompasses a small northwestern portion of the subdivision <br />proposal. <br />RECOMMENDATION <br />- Adopt the Environmental Impact Report. <br />- Approval of the Subdivision subject to conditions as recommended <br />by the Development Committee. <br />
