Item No. 6 <br />Mosher Manor <br />Page 2 <br />B. The minimum net lot area shall be 5,000 sq, ft. in the R-3 <br />Zone and 8,000 sq, ft. in the R1-8 Zone. <br />9. In lieu of conveyance of park land to the County, as <br />prescribed in Section 18.01 of Ordinance 892, as amended, <br />the developer shall contribute fees of equivalent value as <br />defined in said section. <br />10. A Preliminary Soil Report as prescribed in Section 5.165 <br />of Ordinance 892, as amended, shall be required. <br />11. Full street improvements in compliance with Ordinance 672 <br />shall be provided within the subdivision. All streets <br />shall be fully improved on both sides in compliance with <br />County standards. <br />12. Sanitary facilities to meet the mquirements of the Local <br />Health District and the California Water Quality Control <br />Board, Central Valley Region. The leach field area shall <br />be screened and landscaped. <br />13. Applicant is to file a waste discharge report with the <br />Water Quality Control Board. <br />14. Parcel "C" shall be dedicated for levee maintenance. Access <br />fencP��7 shall be provided to Par. C and the N. line of C shall be <br />15.' A 6' fence shall be provided along the perimeter of the <br />subdivision. The design shall be approved by the Planning <br />Department. <br />16. Applicant is to secure approved application from State <br />Reclamation Board prior to any construction into Mosher <br />Slough or through the Mosher Slough Levee. <br />17. Street lighting shall be provided. <br />18. Dedication of access rights on Lots A and C and Lots 1-7, <br />inclusive. Lot A is to be located on the northeast corner <br />of Mosher Street and Highway 99 Frontage Road. <br />19. Lots 114-120 are to be numbered, progressing westerly. <br />20. Concrete improvements of curb, gutter and sidewalk to <br />County standards will be constructed along the frontage <br />road. <br />DESIGN AND PHYSICAL IMPROVEMENT CONSIDERATIONS <br />Lot Size and Design - R1-8 is a single family zone which permits <br />lots of 8,000 sq, ft. and minimum lot widths of 651 <br />. <br />The R-3 Zone permits residential structures containing a maximum <br />of four units and has a minimum lot size of 5,000 sq. ft. A <br />5,000 sq, ft. lot would permit a single family dwelling, 6,500 <br />sq, ft, would permit a two family dwelling and an additional <br />1,000 sq, ft. for each additional dwelling unit. A fourplex <br />would require 8,500 sq. ft. <br />
