CONDITIONS OF APPROVAL <br /> MS-93-90 <br /> Francis Chinchiolo, et al <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. Parcels 1, 2, and 3 shall contain 10 acres each (Development Title Section 9-610.3(a)(3)). <br /> Parcel sizes shall be shown on the Parcel Map. <br /> b. All parcels shall have a minimum width of 330 feet (Development Title Section 9-610.4). <br /> Parcel widths shall be shown on the Parcel Map. <br /> C. The following note shall be placed on the Parcel Map: <br /> • In accordance with Section 9-610.3 of the San Joaquin County Development Title <br /> for the creation of homesite parcels, these parcels cannot be further subdivided. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> See the attached memo from Public Works dated October 27, 1993. <br /> 3. PUBLIC HEALTH SERVICES: <br /> See the attached memo from Public Health dated October 18, 1993. <br /> 4. SOUTH SAN JOAQUIN IRRIGATION DISTRICT: <br /> a. The owner shall grant easements of sufficient width for all District facilities that may exist <br /> on subject property to serve as a replacement for any prescriptive and/or unrecorded <br /> easements that are present. All existing recorded or newly dedicated District easements <br /> shall be shown and identified on the survey map prior to its recordation. <br /> b. Dedicate a private irrigation easement to the benefit of all parcels that do not have access <br /> to water, and show on a map the said easement for all parcels intended to receive <br /> irrigation service. <br /> C. The developer shall enter into an agreement with South San Joaquin Irrigation District to <br /> install private pipeline facilities meeting the District's standards, as follows: <br /> Conditions of Approval - 1 - MS-93-90 <br />
