(1) The owner shall obtain an Encroachment Permit from the District for fencing or <br /> any other proposed encroachments of District easements resulting from the <br /> proposed parcel split. <br /> (2) Upgrade the District pipeline to District specifications for all vehicular crossings <br /> over the District pipeline to access newly created parcels, and enter into an <br /> encroachment agreement with the District for the same. <br /> (3) If a proposed homesite area is lower than adjacent irrigated property, a <br /> permanent berm or ditch will need to be constructed around the homesite parcel <br /> to prevent accidental flooding from irrigation water. The property owner shall <br /> either verify field elevations or submit a written statement to the District which <br /> indicates that the property in question is not subject to flooding from adjacent <br /> irrigated property or pipelines. Likewise, the owner shall provide the District with <br /> a written statement or explanation if any of the above stated conditions do not <br /> pertain to the situation involving the proposed Parcel Map. <br /> (4) The owner shall execute the necessary documents and agreements to provide <br /> for the abandonment of service and the removal of irrigation structures for those <br /> parcels that will not continue to receive irrigation water. <br /> (5) Obtain a structure permit for new service structure connections to District facilities <br /> that are necessary to provide service to the new parcels. <br /> NOTE: On November 18, 1993,the San Joaquin County Community Development Department Approved <br /> MS-93-90 subject to the Conditions of Approval listed above. <br /> Conditions of Approval - 2 - MS-93-90 <br />
