1.0 INTRODUCTION AND PROPOSED DEVELOPMENT:
1.1 Description of Site: The project consists of a 26.38 acre parcel, located at
18846 State Route 99 E. Frontage Road, Acampo, CA. The subject Assessor's Parcel Number
is 017-090-51. The project is in an agricultural neighborhood. The parcel is zoned Agriculture
(AG -20).
1.2 Description of Proposed Development: The purpose of this project is to subdivide the existing
parcel into four new parcels. Three of the parcels have applied to be rezoned to Al and the last parcel
will remain the same zoning of AG -20. The rezoned parcels will be developed into a truck parking
facility and the last parcel has no imminent plans. It's future use will be consistent with zoning.
1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page).
1.4 Site Map: (See Appendix for Tentative Map).
2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE:
2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of
information of the historic use of this property is testimony from the prospective owner, Jeff
Crothers, who was interviewed in July, 2021. The owner has owned the parcel since December
30, 2005. It has been an empty food plant for close to 30 years. The proposed future use of the
site would be a truck facility for three parcels and an undetermined use for the fourth parcel. It
will be consistent with AG -20 zone.
3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION:
3.1 Description of Existing on-site septic tank usage: The existing 26.38 acre parcel has a
vacant food plant with its own septic systems.
3.2 Site Septic Permit History: The site was formerly a meat processing facility (Victor Meats)
but has been vacant for 30 plus years.
