f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) Phase I: All parking spaces, driveways, and maneuvering areas shall be surfaced <br /> and permanently maintained with base material of appropriate depth and chip seal, <br /> asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> Bumper guards shall be provided where necessary to protect adjacent structures or <br /> properties. <br /> (2) Phase If: All parking spaces, driveways, and maneuvering areas shall be surfaced <br /> and permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> Bumper guards shall be provided where necessary to protect adjacent structures or <br /> properties. For Phase II, any outdoor storage of farm equipment shall be surfaced <br /> with a minimum 4 inches of aggregate base. (Development Title Section 9-1015.5) <br /> (3) Phase I: A minimum of 2 parking spaces shall be provided. <br /> (4) Phase II: A minimum of 11 parking spaces shall be provided, including 1 accessible <br /> space (.5 spaces are required for every 1,000 feet of building area. (Development <br /> Title Section 9-1015.3) <br /> g. LOADING: Phase I: One loading space shall be provided. The space shall be a minimum of <br /> 25 feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. <br /> On-site driveways and maneuvering areas may be used in lieu of the loading spaces as long <br /> as maneuvering areas for delivery vehicles are provided. Phase ll: Two loading spaces shall <br /> be provided. (Development Title Section 9-1015.6) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Phase I: At a minimum, a landscaped area shall be established within the drip line of <br /> the two existing oak trees in front of the building. The landscaped area shall conform <br /> to the following: <br /> (2) Non plant Materials: Nonplant materials such as loose boulders and cobbles, wood <br /> chips, or similar materials may be used under the oak trees. <br /> (3) Permitted Plants: Only plant species that are tolerant of the natural semi-arid <br /> environment of the oak trees shall be permitted under the trees. <br /> (4) Nonplanting Areas: No plants or lawn shall be planted within a 10-foot radius of the <br /> trunk of any oak tree. Only nonplant materials shall be used within said area. <br /> (5) Irrigation Systems: Permanent irrigation systems within the protective zone of <br /> subject trees shall be limited to bubbler, drip, or subterranean systems only.
