SA-01-95 OF ROBERT AND <br /> LINDA HARTZELL (C/O MIKE SMITH ENGINEERING & ROD <br /> ATTEBURY) <br /> Project Description <br /> The applicants propose to establish a winery to produce a maximum of 3,500 gallons, or <br /> 1,476 cases of wine annually (2.37 gallons = 1 case). This will include conducting a <br /> maximum of twenty-five (25) marketing events per year during the months of March <br /> through October and a maximum of four (4) special events per year (Use Type: Small <br /> Winery). <br /> The 18.08 acre project site has a General Plan designation of A/G (General Agriculture) <br /> and is zoned AG-40 (General Agriculture-40 acre minimum). It is located on a private <br /> road (N. Harmony Wyneland Road) on the north side of Harney Lane, 1,300 feet east of <br /> Locust Tree Road, east of Lodi. The surrounding properties are also zoned AG-40 and <br /> are planted in vineyards. <br /> The proposed winery includes construction of a new 2,400 square foot building for wine <br /> making, wine storage, and public bathrooms. Only 1,068 square feet of the first floor of <br /> the existing 2,709 square foot barn will be converted into commercial wine tasting, the <br /> remainder of the first floor and the entire second floor will be used for private storage by <br /> the property owner and is not included in the winery proposal. The applicants also have <br /> plans to construct a 227 square foot addition to the barn for an office and bathroom. <br /> i <br /> As mentioned above, the applicants anticipate having a maximum of tw <br /> marketing events a year. These events will take place during the mon s of fMarc <br /> through October. <br /> • Purpose: The purpose of these events is to promote and/or serve Harmony <br /> Wyneland's wine at every event. <br />
