SOIL SUITABILITY STUDY <br />Intmrlur_tinn <br />Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Todd Roddan of <br />Roddan Construction to conduct a Soil Suitability Study and Nitrate Loading Study for <br />the property located at 7681 West Linne Road, Tracy, California. <br />The Soil Suitability Study and Nitrate Loading Study are combined under this report <br />cover and presented as two sections of this report. The formatting of the report has <br />been designed to follow the recommendations of the San Joaquin County <br />Environmental Health Department as described in its Soil Suitability Study <br />Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br />The Soil Suitability Study and Nitrate Loading Study were conducted to determine <br />whether the soils are suitable for use with a septic system, as well as to estimate if the <br />use of septic systems will impact ground water quality. The study was performed <br />according to the requirements of Section 9-1105.2(d) of the San Joaquin County <br />Development code. <br />Proposed Development <br />We understand that a two-bedroom accessory dwelling unit (ADU) will be constructed <br />on the Site, and this study is required for approval of the septic permit. <br />Site Description <br />The Site is defined as Assessor's Parcel Number (APN) 248-080-38, 0.96 acres in size. <br />The Site is located at 7681 West Linne Road, Tracy, California (Plate 1). <br />A house and a game room are currently located on the Site. A domestic well and two <br />septic systems serve the two structures (Plate 2). <br />The elevation of the Site, according to a United States Geological Survey topographic <br />map, is approximately 118 to 119 feet above mean sea level. The Site is relatively flat <br />(Plate 3). <br />According to the San Joaquin County District Viewer (sjmap.org), the Site is zoned R - <br />VL, Very Low Density Residential. The San Joaquin County Community Development <br />Department states that this zoning designation "is intended as a transition from rural to <br />urban areas. It allows for detached, single-family dwellings on large lots located in <br />existing communities or on the urban fringes.
