At the present time, water <br /> system improvement requirements are not known. Once a system <br /> analysis is completed, specific improvements will be required <br /> of the subdivider . <br /> Sewage Disposal : <br /> Sanitary sewer service is proposed to be provided by the <br /> Woodbridge Sanitary District . Connection to that system would <br /> be via an existing sewer main from the Country View Subdivision <br /> to the north of the subject property . The district engineer <br /> has certified that adequate treatment capacity is available at <br /> the district treatment plant to serve the proposed project . An <br /> indication that the district can meet Regional Water Quality <br /> Control Board waste discharge requirements has not been <br /> provided but is included as a Local Health District condition <br /> of approval . <br /> Storm Drainage : <br /> An on-site storm drainage pond at the northwest corner of the <br /> property is proposed as a retention pond to collect storm <br /> water, with subsequent metered flow through an existing 12-inch <br /> diameter line north to the Mokelumne River . Analysis of the <br /> proposed pond and outfall line will be required to demonstrate <br /> the adequacy of the system. Preliminary drainage calculations <br /> have been reviewed by the Department of Public Works . These <br /> calculations demonstrate that the pond is feasible . <br /> School Facilities : <br /> The project site is within the Lodi Unified School District , <br /> which is experiencing overcrowding in all three schools which <br /> serve the subdivision. The project is subject to the payment of <br /> development fees, which will aid but not eliminate the <br /> overcrowded conditions . The school district is considering <br /> bussing and year-round schools to reduce current overcrowding- . <br /> HAZARDS/CONSTRAINTS : <br /> WID Canal : <br /> The Woodbridge Irrigation District has identified the proximity <br /> of the subdivision to the District ' s main canal as a hazardcuis <br /> :na_tion .
