At the present time, water system improvement requirements are not known. Once a system analysis is completed, specific improvements will be required of the subdivider . Sewage Disposal : Sanitary sewer service is proposed to be provided by the Woodbridge Sanitary District . Connection to that system would be via an existing sewer main from the Country View Subdivision to the north of the subject property . The district engineer has certified that adequate treatment capacity is available at the district treatment plant to serve the proposed project . An indication that the district can meet Regional Water Quality Control Board waste discharge requirements has not been provided but is included as a Local Health District condition of approval . Storm Drainage : An on-site storm drainage pond at the northwest corner of the property is proposed as a retention pond to collect storm water, with subsequent metered flow through an existing 12-inch diameter line north to the Mokelumne River . Analysis of the proposed pond and outfall line will be required to demonstrate the adequacy of the system. Preliminary drainage calculations have been reviewed by the Department of Public Works . These calculations demonstrate that the pond is feasible . School Facilities : The project site is within the Lodi Unified School District , which is experiencing overcrowding in all three schools which serve the subdivision. The project is subject to the payment of development fees, which will aid but not eliminate the overcrowded conditions . The school district is considering bussing and year-round schools to reduce current overcrowding- .
