The precise mechanism for construction of the <br /> bridge and extension of Chestnut Street has not been fl-alized. <br /> However , the Department of Public Works ' intent is to establish <br /> an area of benefit and requre participation from those undeveloped <br /> properties in the Woodbridge area . The applicant for the Wine <br /> Count=-y project has pledged $100, 000 toward the bridge a;id road <br /> improvements, but it is not known at this time what the total <br /> costs will be . <br /> From a traffic circulation standpoint , development of the Wine <br /> Country subdivision and construction of the bridge and read as <br /> off-site improvements should occur at the same time . The <br /> method for accomplishing these improvements should be in place <br /> prior to final map filing. <br /> In response to the other MAC concerns , the following comments <br /> are made : <br /> Due to the location of the project site (which is surrounded <br /> on two and a half sides by the WID canal and on one side by <br /> existing residential development) , access to the site i_ <br /> limited. This access is further limited by the presumed <br /> grade change as Chestnut Street is extended across the canal . <br /> It therefore appears that only one entrance to the sub- <br /> division is physically possible . Planning Division con- <br /> ditions-of approval have been proposed to minimize any <br /> adverse effects caused by this situation. <br /> ° .Proposed street names have been checked for duplication, and, <br /> none were identified. The subject of appropriate names which <br /> reflect the historical background of Woodbridge has not been <br /> add-essed by staff . <br /> FACILITIES/SERVICES : <br /> Water Suppl�,7: <br /> The project: is proposed to be served water from the Mokelumne <br /> Acres Maintenance District .
