Item No . 2
PC : 11-20-86
SU-86-16
Page a
traffic at the entrance, that a bridge across the canal to
extend Chestnut Street should be an off-site improvement of
the subdivision, and that the proposed subdivision street names
are not consistent with the historical background of
Woodbridge .
In addition to the construction of a bridge . across the WID
canal , staff considers the extension of Chestnut Street to be
essential to address proper vehicular circulation in the
Woodbridge area. The precise mechanism for construction of the
bridge and extension of Chestnut Street has not been fl-alized.
However , the Department of Public Works ' intent is to establish
an area of benefit and requre participation from those undeveloped
properties in the Woodbridge area . The applicant for the Wine
Count=-y project has pledged $100, 000 toward the bridge a;id road
improvements, but it is not known at this time what the total
costs will be .
From a traffic circulation standpoint , development of the Wine
Country subdivision and construction of the bridge and read as
off-site improvements should occur at the same time . The
method for accomplishing these improvements should be in place
prior to final map filing.
In response to the other MAC concerns , the following comments
are made :
Due to the location of the project site (which is surrounded
on two and a half sides by the WID canal and on one side by
existing residential development) , access to the site i_
limited. This access is further limited by the presumed
grade change as Chestnut Street is extended across the canal .
It therefore appears that only one entrance to the sub-
division is physically possible . Planning Division con-
ditions-of approval have been proposed to minimize any
adverse effects caused by this situation.
° .Proposed street names have been checked for duplication, and,
none were identified. The subject of appropriate names which
reflect the historical background of Woodbridge has not been
add-essed by staff .
FACILITIES/SERVICES :
Water Suppl,7:
The project: is proposed to be served water from the Mokelumne
Acres Maintenance District . Connection to that system would be
