CONDITIONS OF APPROVAL <br /> SA-01-40 <br /> Augusta Bixler Farms <br /> Site Approval Application No. SA-01-40 was approved by the San Joaquin County Community <br /> Development Department on June 21, 2001. The effective date of approval is July 1, 2001. This <br /> approval will expire on December 31, 2002, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Jeff Fisher,468-9653) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details (including gates), on- <br /> site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the <br /> "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development <br /> Title Section 9-884) <br /> b. APPROVED USE: This approval is for a cellular communications facility consisting of a 125-foot- <br /> high monopole tower and an equipment shelter within a 3,600-square-foot leased area as shown <br /> on the Site Plan submitted April 27, 2001 (Use Type: Communication Services—Type II). <br /> c. SETBACKS: The structure shall comply with the following setback requirements: <br /> (1) The proposed tower and accompanying equipment shelter shall be set back a minimum of <br /> thirty (30) feet from the front and rear property lines and ten (10) feet from the side property <br /> lines. (Development Title Table 9-410.3) <br /> (2) New freestanding support structures shall be located a distance equal to at least the height of <br /> the said structure from residential structures on adjoining properties. (Development Title Section <br /> 9-1065.4[d]) <br /> d. TOWER LIGHTING: For safety purposes, the communications tower shall be lighted according to <br /> the following: <br /> (1) A red light shall be placed at or near the top of the tower. <br /> (2) A red light shall be placed at the vertical mid-pointof the tower. <br /> (3) The lights shall operate twenty-four hours a day. <br /> (4) The lights shall conform to all lighting standards required by the Federal Aviation Administration. <br /> Conditions of Approval - 1 - SA-01-40 <br />
