SOIL SUITABILITY STUDY
Introduction
Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Tony Coyne of Coyne
Construction to conduct a Soil Suitability Study and Nitrate Loading Study for the
Rivermaid Trading Company property located at 6550 East State Route 12, Lodi,
California (Plate 1).
The Soil Suitability Study and Nitrate Loading Study are combined under this report
cover and presented as two sections of this report. The formatting of the report has
been designed to follow the recommendations of the San Joaquin County
Environmental Health Department as described in its Soil Suitability Study
Requirements Checklist and Nitrate Loading Study Requirements Checklist.
The Soil Suitability Study was conducted to determine whether the soils are suitable for
use with a septic system. The study was performed according to the requirements of
Section 9-1105.2(d) of the San Joaquin County Development code.
Proposed Development
According to the San Joaquin County Community Development Department, the project
is a "Use Permit application to construct a 92,400 -square -foot building: 80,000 square
feet for agricultural processing, packing, storage, and distribution with a 12,400 -square -
foot roof overhang. Eight acres will be used as an on-site retention pond for the
adjacent packing facility. The project will utilize a new on-site septic system, an existing
well, and a new on-site retention pond" (Plate 2).
Mr. Coyne explained that the facility packs fruit, mainly fresh pears, for holiday gift
boxes. The adjacent Rivermaid facility is located at 6011 East Pine Street.
Site Description
The Site is defined as Assessor's Parcel Number (APN) 049-120-04, 14.70 acres in size
(Plate 1). The Site is located at 6550 East State Route 12, Lodi.
The Site is currently vacant land (Plate 3). A well exists on the Site; the power supply
has not yet been connected.
The elevation of the Site, according to a United States Geological Survey topographic
map, is approximately 63 to 65 feet above mean sea level. The Site is relatively flat
(Plate 4).
LOGE 2221 Page 1
