SOIL SUITABILITY STUDY <br />Introduction <br />Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Tony Coyne of Coyne <br />Construction to conduct a Soil Suitability Study and Nitrate Loading Study for the <br />Rivermaid Trading Company property located at 6550 East State Route 12, Lodi, <br />California (Plate 1). <br />The Soil Suitability Study and Nitrate Loading Study are combined under this report <br />cover and presented as two sections of this report. The formatting of the report has <br />been designed to follow the recommendations of the San Joaquin County <br />Environmental Health Department as described in its Soil Suitability Study <br />Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br />The Soil Suitability Study was conducted to determine whether the soils are suitable for <br />use with a septic system. The study was performed according to the requirements of <br />Section 9-1105.2(d) of the San Joaquin County Development code. <br />Proposed Development <br />According to the San Joaquin County Community Development Department, the project <br />is a "Use Permit application to construct a 92,400 -square -foot building: 80,000 square <br />feet for agricultural processing, packing, storage, and distribution with a 12,400 -square - <br />foot roof overhang. Eight acres will be used as an on-site retention pond for the <br />adjacent packing facility. The project will utilize a new on-site septic system, an existing <br />well, and a new on-site retention pond" (Plate 2). <br />Mr. Coyne explained that the facility packs fruit, mainly fresh pears, for holiday gift <br />boxes. The adjacent Rivermaid facility is located at 6011 East Pine Street. <br />Site Description <br />The Site is defined as Assessor's Parcel Number (APN) 049-120-04, 14.70 acres in size <br />(Plate 1). The Site is located at 6550 East State Route 12, Lodi. <br />The Site is currently vacant land (Plate 3). A well exists on the Site; the power supply <br />has not yet been connected. <br />The elevation of the Site, according to a United States Geological Survey topographic <br />map, is approximately 63 to 65 feet above mean sea level.
