According to the San Joaquin County Community Development Department
(www.co.san-joaquin.ca.us), the Site is zoned AG -40, General Agriculture with a
minimum parcel size of 40 acres. This zoning designation "is established to preserve
agricultural lands for the continuation of commercial agriculture enterprises."
Existing and Proposed Septic Tank Usage
Existing Septic System
No septic systems are currently located on the Site.
Proposed Septic System
A new septic system will be constructed to serve the new building.
On -Site Septic Permit History
The San Joaquin County Environmental Health Department septic permit files were
searched for the Site address. No septic permits were identified. A housing abatement
Complaint Investigation Report from 1996 was identified, however. The complaint
reads, "house, well, septic, and old tires need abatement." This record has been
included in Appendix 4.
Existing Septic Tank Usage in the Vicinity
To estimate the septic system usage in the area, our office counted septic systems that
exist within approximately one square mile surrounding the property. Air photo imagery
from Google Earth was used. Each building cluster on the photo was assumed to have
one septic system. Using this method, it is estimated that at least 48 septic systems per
square mile are located in the immediate vicinity of the Site.
The area surrounding the Site is a mixture of vineyards, commercial facilities, and rural
residences.
Septic Permit History in the Vicinity
Based on a review of septic permits on file at the San Joaquin County Environmental
Health Department for nearby properties, the majority of septic systems in the area
utilize leach lines with seepage pits, though several utilize leach lines with sumps or
leach lines only. The septic permits can be found in Appendix 4 of this report.
LOGE 2221 Page 2
