According to the San Joaquin County Community Development Department <br />(www.co.san-joaquin.ca.us), the Site is zoned AG -40, General Agriculture with a <br />minimum parcel size of 40 acres. This zoning designation "is established to preserve <br />agricultural lands for the continuation of commercial agriculture enterprises." <br />Existing and Proposed Septic Tank Usage <br />Existing Septic System <br />No septic systems are currently located on the Site. <br />Proposed Septic System <br />A new septic system will be constructed to serve the new building. <br />On -Site Septic Permit History <br />The San Joaquin County Environmental Health Department septic permit files were <br />searched for the Site address. No septic permits were identified. A housing abatement <br />Complaint Investigation Report from 1996 was identified, however. The complaint <br />reads, "house, well, septic, and old tires need abatement." This record has been <br />included in Appendix 4. <br />Existing Septic Tank Usage in the Vicinity <br />To estimate the septic system usage in the area, our office counted septic systems that <br />exist within approximately one square mile surrounding the property. Air photo imagery <br />from Google Earth was used. Each building cluster on the photo was assumed to have <br />one septic system. Using this method, it is estimated that at least 48 septic systems per <br />square mile are located in the immediate vicinity of the Site. <br />The area surrounding the Site is a mixture of vineyards, commercial facilities, and rural <br />residences. <br />Septic Permit History in the Vicinity <br />Based on a review of septic permits on file at the San Joaquin County Environmental <br />Health Department for nearby properties, the majority of septic systems in the area <br />utilize leach lines with seepage pits, though several utilize leach lines with sumps or <br />leach lines only.
