24 May 2021 <br />Project No. 14-3002 <br />Page 5 of 23 <br /> <br />of the subject property and represent the closest residential properties to the Site. <br />A vicinity map depicting the surrounding land use is presented in Figure 2. <br /> <br /> <br />Active Investigations <br /> <br />A review of the California Department of Toxics and Substance Control (DTSC) <br />EnviroStor Database and the State Water Resources Control Board (SWRCB) <br />Geotracker Web site revealed one active site within a 2,000-foot radius of the subject <br />property (LOF/PNA). The LOF/PNA property discussed above remains open due to <br />ongoing excavation and removal of glass cullet waste. <br /> <br />Additionally, the former Occidental Chemical Company (Oxy Chem) and current JR <br />Simplot Company (JR Simplot) sites located at 16777 Howland Road were identified <br />approximately 3,500 feet to the east of the subject property. Numerous groundwater <br />monitoring and remediation wells are installed associated with the current investigation <br />and remediation of contaminated groundwater emanating from JR Simplot and the former <br />Oxy Chem facilities. Based on data obtained from Geotracker, JR Simplot has <br />documented shallow groundwater impacts from semi-volatile chemicals (pesticides) and <br />inorganic fertilizers (nitrogen). Most of the water table wells at the JR Simplot site contain <br />elevated levels of pesticides, TDS, and nitrates. Groundwater remediation has been <br />ongoing for several years at JR Simplot. <br /> <br /> <br />2.4. SITE USE <br /> <br />The subject property has been unoccupied and vacant since the Facility was demolished <br />in 2017. There are currently no buildings at the Site. Concrete foundations and structures <br />from the former Site buildings, equipment, and machinery are still present in the Facility <br />area, as well as underground infrastructure. <br /> <br />The future plans for the subject property involve redevelopment for industrial use. <br />However, no specific plans have been developed as of the date of this report. <br /> <br /> <br />2.5. REGIONAL GEOLOGIC/HYDROGEOLOGIC CONDITIONS <br /> <br />The subject property is situated within the Great Valley Geomorphic Province of <br />California; a large, elongate, northwest trending, asymmetric structural trough. The Great <br />Valley Province has been filled with thick sequences of sediment ranging in age from <br />Jurassic to Recent, creating a nearly flat-lying alluvial plain that extends from the <br />Tehachapi Mountains in the south to the Klamath Mountains in the north. The California <br />Coast Range and the Sierra Nevada form the western and eastern boundaries of this <br />province. Rocks composing the basement complex of the province have not been <br />completely defined but are believed to be of metamorphic and igneous origin. The
