Item No. 5
PC: 3-19-87
SU-87-7
Page 2
to support the number of units proposed and because each
lot in the proposed subdivision will meet the width, area,
and setback requirements specified for the proposed R-2
zone.
5 . "The design of the subdivision or the proposed improvements
are not likely to cause substantial environmental damage or
substantially and avoidably injure fish or wildlife or their
habitat. "
° This finding can be made for the following reasons:
(a) No unique wildlife habitat has been identified on the
project site;
(b) The subject property is not adjacent to any waterways
or irrigation channels;
(c) No contamination from sewage disposal systems or
drainage facilities is anticipated since public systems
for sewerage and drainage will be constructed in con-
formance with County requirements and since public ser-
vices will be provided; and
(d) No adverse environmental effects have been identified
In the analysis of this project .
6. "The design of the subdivision or the type of improvements is
not likely to cause serious public health problems. "
I
° This finding can be made because the proposed subdivision
will be served with public sewer, water, and storm drainage
services and because no hazardous on-site conditions have
been identified.
7. "The design of the subdivision or the type of improvements
will not conflict with easements, acquired for the public at
large, for access through or use of property within the pro-
posed subdivision unless it is found that alternative ease-
ments, for access or for use, will be provided, and that
these will be substantially equivalent to ones previously
acquired by the public. "
° Adequate public access easements have been included in the
subdivision design to meet the needs of the public for
access to property within the subdivision and for cir-
culation through the subdivision.
