Item No. 5 <br /> PC: 3-19-87 <br /> SU-87-7 <br /> Page 7 <br /> RECOMMENDED CONDITIONS OF APPROVAL <br /> All conditions of approval, unless otherwise noted, shall be met <br /> prior to the filing of the final map. <br /> 1 . Plannina Division: <br /> a. Increase the required depth of the front yard for Lots 20 <br /> and 21 on the tentative map from 20 feet to 25 feet in <br /> order to meet the minimum 50-foot width requirement of the <br /> R-2 zone. This front yard setback line for Lots 20 and 21 <br /> shall be shown on the final map. <br /> b. In lieu of conveyance of park land to the County, as <br /> prescribed in Section 9-9261 of the Planning Title, the <br /> developer shall contribute fees of equivalent value as <br /> defined in Section 9-9264. Said fees shall be approved by <br /> the County Director of Parks and Recreation prior to final <br /> map recordation, or arrangements for the payment of said <br /> fees shall be approved by" County Counsel prior to final <br /> map approval. <br /> c. A preliminary copy of the subdivision's required <br /> Subdivision Report shall be submitted to the Planning <br /> Director for review and approval. This report shall <br /> include a provision that development fees, as calculated <br /> by the Lodi Unified School District , shall be paid to Lodi <br /> Unified School District by the property owner prior to the <br /> Issuance of a Building Permit. The following comments <br /> regarding overcrowding of schools shall also be included <br /> In the Subdivision Report : <br /> "Lodi Unified School District notes that all three <br /> schools which would serve the proposed subdivision <br /> are currently overcrowded. These schools are <br /> Lakewood Elementary School, Woodbridge Middle School, <br /> and Lodi High School. To reduce overcrowding, the <br /> District states that until new schools can be <br /> constructed, students from subdivisions served by <br /> overcrowded attendance areas may be bussed to another <br /> school, or the school may be placed on a year round <br /> schedule. " <br /> d. All required public improvements shall be conveyed to the <br /> agencies responsible for their operation and maintenance <br /> upon completion and acceptance by the County. <br /> e. Approval of Major Subdivision Application No. SU-87-7 <br /> shall become effective thirty days after the approval of <br />
