1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) <br /> a) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b) APPROVED USE: This approval is to use 3.5 acres of a 30 acre parcel for the parking of <br /> six pickup trucks, four 2-ton trucks, a forty foot trailer, two backhoes, D6 Cats; and the <br /> storage of air compressors. Also, approved for the site are two 400 square foot cargo <br /> containers and a 1,200 square foot office as shown on the Plan dated June 1, 2001. (Use <br /> Type: Construction Services, Heavy) <br /> c) BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. The Business License may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d) STORM DRAINAGE: Any additional stormwater drainage created by new improvements <br /> shall be retained on-site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage calculations prepared by a <br /> registered civil engineer or architect shall be included. (Development Title Section 9-1135) <br /> e) SURFACING: Driveway, parking, and maneuvering areas for the pickup trucks and 2 ton <br /> trucks shall be paved and permanently maintained to provide a durable dust free surface. <br /> All other areas that are used for vehicular traffic shall be surfaced and permanently <br /> maintained with a chip seal. Aggregate base may be used for trailer, backhoes, D6 Cats <br /> and air compressor storage areas. Development Title Section (9-1015.5[e][1]a.) <br /> f) PARKING: A minimum of one (1) parking spaces shall be provided, including one van <br /> accessible space. Accessible spaces shall be located as close as possible to the <br /> primary entrance (C.C.R., Title 24). Also, adequate parking for all approved trucks and <br /> trailers shall be provided. (One space is required for every 1,000 feet of building area. <br /> No spaces are required for every employee.)
