1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) a) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site Plan required as a part of the building permit must be prepared by a registered civil engineer or licensed architect. This Plan must show drainage, driveway access details including gates, on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title Section 9-884) b) APPROVED USE: This approval is to use 3.5 acres of a 30 acre parcel for the parking of six pickup trucks, four 2-ton trucks, a forty foot trailer, two backhoes, D6 Cats; and the storage of air compressors. Also, approved for the site are two 400 square foot cargo containers and a 1,200 square foot office as shown on the Plan dated June 1, 2001. (Use Type: Construction Services, Heavy) c) BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the initiation of the use. The Business License may be applied for concurrently with the building permit application. (Section 7-1000 of the County Ordinance Code) d) STORM DRAINAGE: Any additional stormwater drainage created by new improvements shall be retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. (Development Title Section 9-1135) e) SURFACING: Driveway, parking, and maneuvering areas for the pickup trucks and 2 ton trucks shall be paved and permanently maintained to provide a durable dust free surface. All other areas that are used for vehicular traffic shall be surfaced and permanently maintained with a chip seal. Aggregate base may be used for trailer, backhoes, D6 Cats and air compressor storage areas. Development Title Section (9-1015.5[e][1]a.) f) PARKING: A minimum of one (1) parking spaces shall be provided, including one van accessible space. Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title 24). Also, adequate parking for all approved trucks and trailers shall be provided. (One space is required for every 1,000 feet of building area. No spaces are required for every employee.) (Development Title Section 9-1015.3) g) SCREENING: Screening shall be provided and comply with the following: Y i) All loose materials shall be contained in bins. .(Development Title Section 9-505.6[d]) ii) Any construction materials and all equipment used for the transfer and/or storage of construction materials shall be contained in a specified area that is fenced to provide an effective visual barrier.
