CONDITIONS OF APPROVAL <br /> SA-00-53 <br /> Milford <br /> Site Approval Application No. SA-00-53 was approved by the San Joaquin County Community <br /> Development Department on November 29, 2000. The effective date of approval is December 9, <br /> 2000. This approval will expire on June 10, 2002, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Jim Van Buren,468-2374) <br /> a. BUILDING PERMIT: Submit an"APPLICATION-COMMERCIALBUILDING PERMIT." The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineeror <br /> licensed architect. This Plan must show drainage,driveway access details(including gates),on-site <br /> parking,landscaping,signs,existing and proposed utility services,and grading(refer to the"SITE <br /> PLAN CHECK LIST'for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a personal storage facility to be constructed in two phases: <br /> (1) PHASE ONE:Accessory office and residence, 1000 sq. ft., and Building#2 through Building#6, <br /> 43,000 sq. ft., as shown on the Plan submitted on September 20, 2000. (This phase will expire <br /> on June 10, 2002, which is 18 months from the effective date of approval,unless(1)all <br /> Conditions of Approval have been complied with, (2)all necessary building permits have been <br /> issued and remain in force,and(3)all necessary permits from other agencies have been issued <br /> and remain in force.) <br /> (2) PHASE TWO: Building#7 through Building#10,45,000-sq.ft., as shown on the Plan submitted <br /> on September 20, 2000. (This phase will expire on December 9, 2003, which is 36 months from <br /> the effective date of approval,unless(1)all Conditions of Approval have been complied with, (2) <br /> all necessary building permits have been issued and remain in force, and (3)all necessary <br /> permits from other agencies have been issued and remain in force.) <br /> c. MERGER/LOT LINE ADJUSTMENT: Prior to issuance of the Certificate Of Occupancy,all three <br /> project parcels shall be merged or a Lot Line Adjustment shall be processed and finalized that results <br /> in one project parcel and one bookbinder business parcel. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License maybe applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> e. SETBACKS:The following building setbacks shall apply: <br /> (1) Front yard: 30-foot building setback, respecting the ultimate right-of-way width. <br /> Conditions of Approval - 1 - SA-00-53 <br />
