STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations. <br /> prepared by a registered civil engineer or architect shall be included. <br /> g. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces,driveways,and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth of asphalt concrete or Portland cement <br /> concrete to provide a durable,dust-free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5) <br /> (2) A minimum of four(4) parking spaces shall be provided,including a van accessible space,as <br /> shown on the plan submitted September 19, 2000. <br /> h. LOADING: One loading space shall be provided. The space shall be a minimum of 25 feet in length <br /> and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways and <br /> maneuvering areas may be used in lieu of the loading space as long as maneuvering areas for <br /> delivery vehicles are provided.(Development Title Section 9-1015.6) <br /> i. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night,parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of 64- <br /> feet, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings,parking,driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free.(Development Title Section 9-1020.) <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.6 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeterof the parking area, not including landscaping along the street frontage. Two trees <br /> shall be planted and evenly spaced throughout the parking lot. A five-foot-wide planting strip is <br /> required in the parking lot along the property lines.
