PHASE ONE <br /> WILL CONSIST OF CONSTRUCTING 44,000 SQUARE FEET OF BUILDING <br /> SPACE AND PHASE TWO WILL CONSIST OF CONSTRUCTING <br /> 45,000 SQUARE FEET OF BUILDING SPACE, LOCATED ON THE <br /> WEST SIDE OF STATE HIGHWAY ROUTE 99, 800 FEET SOUTH OF <br /> CARPENTER ROAD. (DISTRICT 1). <br /> APPLICANT: Lenay Milford APN: 179-150-24 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. In addition, the existing San Joaquin County and City of Stockton Flood <br /> Insurance Studies, which delineate flood risks, floodplains and floodway areas, are currently <br /> being reevaluated. The reevaluation is being conducted by the Federal Emergency <br /> Management Agency, Region IX, Building 105, Presidio of San Francisco, California <br /> 94129-1250, telephone (415) 923-7186. The reevaluation may delineate additional flood <br /> risks. The official flood maps are available for review at the Department of Public Works, <br /> 1810 East Hazelton Avenue, Stockton. These flood maps will be updated when the <br /> reevaluation process is completed. <br /> South 99 Frontage Road (West) has an existing right-of-way width of 46 feet and a planned <br /> right-of-way width of 46 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br />
