1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick Griffin, (209) 468- <br /> 3154 ) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show outdoor <br /> pallet storage areas, pallet repair area, office, any other structures, drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a pallet repair facility to consist of a 1,749 <br /> square-foot office, a 3,000 square-foot covered pallet repair area, and outside <br /> storage of pallets as shown on the Site Plan dated January 16, 2004. (Use type: <br /> General Industrial-Intermediate) <br /> c. COMPLIANCE DATE: Because this development is currently operating without the <br /> required permits, the following time frame shall apply: <br /> (1) An Improvement plan shall be submitted within thirty (30) days from the date of <br /> approval. <br /> (2) The improvement plan and building permit shall be secured (issued) within sixty <br /> (60) days from the date of approval. <br /> (3) All Conditions of Approval shall be completed within 180 days from the issuance <br /> of the building permit. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County <br /> Ordinance Code) <br /> e. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site <br /> Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. (Development Title Section 9-1135) <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5[e]) <br /> (2) Storage areas shall be surfaced with a minimum 4-inch aggregate base. <br /> (3) A minimum of 17 parking spaces shall be provided, including one accessible <br /> space, which shall be van accessible.
