COMMENTS ON DEVELOPMENTS <br /> SU-93-7/ZR-93-8 REVISION <br /> RECOMMENDATIONS: <br /> 1. A traffic study shall be conducted to determine the circulation <br /> pattern and impacts & mitigation measures on the County road <br /> system bounded by Airport Way, French Camp Road, Union Pacific <br /> Railroad tracks & French Camp Slough. Mitigations required <br /> shall be included in the improvement plans. The developer shall <br /> deposit funds with the County for all costs, as estimated by <br /> the Public Works Department-Public Facilities Division, <br /> prior to Public Works Department preparing or contracting for <br /> the required study. (Development Title Section 9-1150.4) <br /> 2 . All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> All improvement plans and specification (grading plan for each <br /> individual lot shall be included if applicable and subject to <br /> plan check & field inspection fees) must be approved by <br /> the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. <br /> (Development Title Section 9-910.2) <br /> 3 . If improvements referred to herein are not completed prior to <br /> the approval of the Final Map, the subdivider shall execute <br /> an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one (1) year after filing <br /> the Final Map. <br /> (Development Title Section 9-1100. 3) <br /> 4 . All interior streets shall be named, dedicated, & improved to <br /> County Standards. A secondary access to a public road shall be <br /> required for any phase exceeding -2-6 12 lots. <br /> (Development Title Sections 9-857.4 & 9-1150.2 (a) ) <br /> 5. French Camp Road shall be improved on the subdivided side to <br /> County standards for an 84-foot right-of-way minor arterial <br /> street plus any auxiliary lanes and additional right-of-way <br /> required by the traffic study. Dudley Road shall be dedicated <br /> and improved on the subdivided side to County standards for a <br /> 50-foot right-of-way local residential street. <br /> (Development Title Section 9-857.4) <br /> 6. A terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage for <br /> the subdivision. A facility plan with adequate system sized <br /> for properties within the same drainage shed (area bounded by <br /> Airport Way, French Camp Road, Union Pacific Railroad & French <br /> Camp Slough shall be required. <br /> (Development Title Section 9-1135.2) <br /> 2 <br />
