approval of the Final Map. A grading plan for each individual lot shall be included, if <br /> applicable, and be subject to plan check and field inspection fees. (Development Title <br /> Section 9-910.2) <br /> C. If improvements referred to herein are not completed prior to the approval of the Final <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin that will <br /> ensure the completion of improvements within one year after filing the Final Map. <br /> (Development Title Section 9-1100.3) <br /> d. All interior streets shall be named, dedicated, and improved to County standards. A <br /> secondary access to a public road shall be required for any phase exceeding 12 lots. <br /> (Development Title Sections 9-857.4 and 9-1150.2(a)) <br /> e. French Camp Road shall be improved on the subdivided side to County standards for an <br /> 84-foot-wide right-of-way minor arterial street plus any auxiliary lanes and additional right- <br /> of-way required by the traffic study. Dudley Road shall be dedicated and improved on <br /> the subdivided side to County standards for a 50-foot-wide right-of-way local residential <br /> street. (Development Title Section 9-857.4) <br /> f. A terminal drainage system shall be provided to meet the requirements of the County and <br /> to provide adequate drainage for the subdivision. A facility plan with an adequate system <br /> sized for properties within the same drainage shed shall be required (the area bounded <br /> by Airport Way, French Camp Road, Union Pacific Railroad, and French Camp Slough). <br /> (Development Title Section 9-1135.2) <br /> g. The project shall be served by a public water system conforming to the requirements of <br /> San Joaquin County Public Health Services (Environmental Health Division) and the <br /> Department of Public Works. The system shall provide adequate domestic and fire water <br /> supply in conformance with the requirements of the County Fire Warden and the local fire <br /> district. A will-serve letter from the City of Stockton shall be required to include the total <br /> subdivision boundary. (Development Title Section 9-1120.2) <br /> h. Street lighting shall be provided for the subdivision and the frontage on French Camp <br /> Road and Dudley Road. (Development Title Section 9-1150.11) <br /> i. The project shall be served by a public sewer collection and treatment system <br /> constructed in conformance with the requirements of San Joaquin County Public Health <br /> Services (Environmental Health Division) and the Department of Public Works. A will- <br /> serve letter from the City of Stockton shall be required to include the total subdivision <br /> boundary. (Development Title Section 9-1105.2) <br /> j. A County Service Area shall be formed prior to the approval of the Final Map to provide <br /> for the operation, maintenance, and improvement of storm drainage and street lighting <br /> facilities. (Development Title Section 9-1100.5) <br /> k. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $3,048.00 per single-family dwelling unit in the Stockton area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record.
