6 . Water and wastewater disposal services will be available and sufficient to serve a proposed subdivision .
If the subdivision has more than 500 dwelling units , this finding must be in accordance with Section
66473 . 7 of the Subdivision Map Act .
• This finding can be made because a conditional will serve letter was provided for
wastewater disposal service by the Woodbridge Sanitary District , the public agency
provider , with conditions that must be met in order for service to be provided . The
applicant/developer will need to meet the requirements for annexation of the property into
the District and is required to install all necessary improvements and pay for any necessary
N
mprovements to the existing sewer system .
Development of the subdivision can only proceed with a public water system . The
applicant/developer is required to provide a public water system conforming to the
requirements of the San Joaquin County Environmental Health Department and the
Department of Public Works that can provide adequate domestic and fire water for the
subdivision .
7 . Any land or improvement to be dedicated to the County or other public agency is consistent with the
General Plan , any applicable Specific Plan , pre -existing Special Purpose Plan , or Master Plan , and any
other applicable plan adopted by the County .
• This finding can be made because the land to be dedicated to the County includes the public
roads and a 42 -foot-wide right-of-way along the frontage of parcel APN : 015 -020 -64 on
Woodbridge Road , as required by the Development Title .
8 . The design of the subdivision provides , to the extent feasible , for future passive or natural heating or
cooling opportunities in the subdivision .
• This finding can be made because the proposed subdivision , as designed , can make use of
passive heating and cooling ; a residence could be located on the proposed new parcels to
face westerly , allowing the afternoon sun to passively or actively , with the use of rooftop
solar panels , heat the new homes .
