The design or improvement of the proposed division is con- <br /> sistent with applicable General and Specific Plans because <br /> the private streets will be constructed to the County stan- <br /> dards applied in Unit 1 . <br /> 3 . The site is physically suitable for the type of development <br /> because Unit 2 is not subject to a 100-year flood, residen- <br /> tial develoment will not affect the existing flow or eleva- <br /> tion of a 100-year flood in the project vicinity, and precise <br /> 100-year flood boundary and elevation details will be shown <br /> on the Final Map. <br /> 4 . The site is physically suitable for the proposed density of <br /> development because the proposed lot sizes ( 5000 to 8000 <br /> square feet) conform to the residential building site <br /> requirements of the R-2 zone . <br /> 5 . The design of the subdivision or the proposed improvements <br /> are not likely to cause substantial environmental damage or <br /> substantially and avoidably injure fish or wildlife or their <br /> habitat because no significant impacts were disclosed in the <br /> environmental Initial Study prepared by the Planning Division. <br /> 6. The design of the subdivision or the type of improvements is <br /> not likely to cause serious public health problems because <br /> public sewage disposal service will be provided by the <br /> Woodbridge Sanitary District ; storm-drainage water will be <br /> directed off-site, into the Mokelumne River . <br /> 7. The design of the subdivision or the type of improvements <br /> will not conflict with easements, acquired by the public at <br /> large, for access through or use of property within the pro- <br /> posed subdivision unless it is found that alternate ease- <br /> ments, for access or for use, will be provided, and that <br /> these will be substantially equivalent to ones previously <br /> acquired by the public because public utility and public ser- <br /> vice easements are provided; the site does not adjoin the <br /> Mokelumne River; the subdivision improvements conform to the <br /> Woodbridge Circulation Plan and Specific Road Plan; and <br /> emergency access will be provided. <br /> 8 . Any land or improvements to be dedicated to the County are <br /> consistent with the General Plan because dedications to the <br /> County are not necessary. <br />
