The design of the subdivision provides, to the greatest <br /> extent feasible, for the future passive or natural heating <br /> opportunities in the subdivision because of the lot and <br /> street circulation designs . <br /> PROJECT DESCRIPTION <br /> The Major Subdivision request is to subdivide 9 . 3 acres into 51 <br /> lots as Unit 2 of Woodbridge Greens. Unit 1 - a subdivision and <br /> planned unit development - was approved in 1984 . Unit 1 is under <br /> construction. <br /> Woodbridge Greens is a private residential development that <br /> incorporates community services for sewage disposal, water supply, <br /> and storm drainage. The project contains features normally asso- <br /> ciated with either traditional single-family subdivisions or <br /> innovative condominium developments. Subdivision streets and <br /> lighting are privately owned and maintained by a homeowners ' <br /> association. Each single-family residence is built on a <br /> separate, individually-owned lot . Reciprocal side-yard easements <br /> and reduced rear-yard setbacks are used. Common open-space areas <br /> and recreational facilities are provided for the exclusive <br /> enjoyment of Woodbridge Greens residents. <br /> The Variance request is for a reduction of the front-yard <br /> building setback from 20 feet to 10 feet .
