Item No.
PC : 12-18-86
VR-87-2/SU-87-4
Page 4
STAFF ANALYSIS
BACKGROUND :
Property History:
In March 1984 , the Board of Supervisors approved a Planned Unit
Development ( PUD-84-3) along with its approval of the Major
Subdivision ( S-84-2 ) for Unit 1 of Woodbridge Greens. Under
the Planned Unit Development (PUD) regulations then in effect ,
but which have since been repealed, the Board authorized a
development concept that excepted the project from various
Ordinance requirements. Unit 1 included :
1 . Private subdivision streets .
2 . Access restrictions along Mokelumne Street .
3 . Open-space common area.
4 . Recreational facilities.
5 . Single-family residences on individual lots .
6 . Five-foot side yard building setbacks in conjunction with
five-foot reciprocal easements and rear-yard setbacks
reduced from 20 feet to 12 feet .
7 . Easements for public services and utilities .
8 . Landscaping and fencing for aesthetic and security purposes .
The present subdivision application is processed as a phased
implementation of the planning concept approved in Unit 1 .
Exceptional features approved in Unit 1 are, therefore,
included in SU-87-4 .
POLICY CONSIDERATIONS :
General Plan:
Unit 2 proposes six dwelling units per acre. This density is
within the 6- to 15-unit per acre range permissible with the
site 's General Plan designation, Medium Density Residential .
General Plan policies require public services for sewage dispo-
sal , water supply, and storm drainage . The public sewage and
water services installed for Unit 1 will be extended to Unit 2 .
