Item No. <br /> PC : 12-18-86 <br /> VR-87-2/SU-87-4 <br /> Page 4 <br /> STAFF ANALYSIS <br /> BACKGROUND : <br /> Property History: <br /> In March 1984 , the Board of Supervisors approved a Planned Unit <br /> Development ( PUD-84-3) along with its approval of the Major <br /> Subdivision ( S-84-2 ) for Unit 1 of Woodbridge Greens. Under <br /> the Planned Unit Development (PUD) regulations then in effect , <br /> but which have since been repealed, the Board authorized a <br /> development concept that excepted the project from various <br /> Ordinance requirements. Unit 1 included : <br /> 1 . Private subdivision streets . <br /> 2 . Access restrictions along Mokelumne Street . <br /> 3 . Open-space common area. <br /> 4 . Recreational facilities. <br /> 5 . Single-family residences on individual lots . <br /> 6 . Five-foot side yard building setbacks in conjunction with <br /> five-foot reciprocal easements and rear-yard setbacks <br /> reduced from 20 feet to 12 feet . <br /> 7 . Easements for public services and utilities . <br /> 8 . Landscaping and fencing for aesthetic and security purposes . <br /> The present subdivision application is processed as a phased <br /> implementation of the planning concept approved in Unit 1 . <br /> Exceptional features approved in Unit 1 are, therefore, <br /> included in SU-87-4 . <br /> POLICY CONSIDERATIONS : <br /> General Plan: <br /> Unit 2 proposes six dwelling units per acre. This density is <br /> within the 6- to 15-unit per acre range permissible with the <br /> site 's General Plan designation, Medium Density Residential . <br /> General Plan policies require public services for sewage dispo- <br /> sal , water supply, and storm drainage . The public sewage and <br /> water services installed for Unit 1 will be extended to Unit 2 . <br />
