Services Requirements <br /> For industrial areas outside communities, septic systems may be permitted in the I-W <br /> zone (General Plan, Volume 1, p. IV-63). <br /> For tentative maps, a public water system is required serving the entire planned area. <br /> However, a private well may be permitted if only one parcel is involved (General Plan, <br /> Volume 1, p. IV-66). Because this project does not involve a tentative map, a private <br /> well may be permitted. Public Health has indicated their support for this project as it will <br /> allow the applicant to continue to operate his existing business. Should the applicant <br /> propose a different use, the Environmental Health Division will need to re-evaluate the <br /> services (sewer and water) issue at that time. <br /> For tentative maps, a public drainage system is required unless only one parcel is <br /> involved (General Plan Volume 1, p. IV-70). Because this project does not involve a <br /> tentative map, a private storm drainage pond may be permitted. The Department of <br /> Public Works is not requiring a public storm drainage system. <br /> The proposed General Plan Amendment appears to be consistent with development <br /> and locational requirements for the I/L General Plan designation. <br /> Zone Reclassification of 0.53 acres of a 5.26-acre parcel from C-X to I-W <br /> • Bases for Zone Reclassification (Development Title Section 9-812.4 pp. 432) <br /> In order to approve a Zone Reclassification, the following Bases for Zone <br /> Reclassification must be true: <br /> 1. The proposed zone district is consistent with the General Plan, any <br /> applicable Master Plan, and any applicable Specific Plan; and, <br /> • This basis can be made because, if approved, the proposed I-W <br /> zone is consistent with the proposed I/L General Plan <br /> designation. There are no Master Plans or Specific Plans in this <br /> area at this time. <br /> 2.
