This site is located adjacent to an existing industrial area outside of a community. <br /> Limited Industrial Locational Criteria (Volume I, pp. IV-31,32) <br /> The General Plan Industrial Development Chapter contains the following Locational <br /> Criteria for Limited Industrial areas: <br /> 1. Limited Industrial areas shall be located on a Minor Arterial or higher <br /> classification roadway. <br /> • Kasson Road is a Minor Arterial roadway. <br /> 2. Limited Industrial areas shall be located in areas served by, or planned <br /> to be served by, a wastewater treatment plan, a water system, and a <br /> drainage system, all of which shall be public, unless only one parcel is <br /> involved. A limited number of areas may be zoned for development on <br /> septic tanks. The uses in these areas shall not individually or <br /> collectively generate wastewater whose volume or quality requires a <br /> sewage treatment plant. These areas shall: <br /> (A) not be served by or be expected to be served by a sewage <br /> treatment plant during the planning period, <br /> This site is not expected to be served by a sewage treatment <br /> plant during the planning period. <br /> (B) not be located where they will make the extension of services <br /> more difficult in the future; <br /> This location will not make the extension of services for difficult <br /> in the future. <br /> (C) be located where soil conditions can safely absorb sewage in <br /> conformance with local health and water quality standards; and <br /> • The Environmental Health Division has reviewed the Soil <br /> Suitability Study dated March 31, 2000 and does not oppose the <br /> rezone. <br /> (D) require a septic nitrate loading feasibility study prior to <br /> development. <br /> • The Environmental Health Division will review development <br /> plans prior to the issuance of building permits. <br />
