PA-0200028 OF LTH TRUST (C/O <br /> WENDLAND TRUCKING) (APN: 239-060-04) (23100 SOUTH KASSON <br /> ROAD, TRACY) <br /> The applicant proposes to establish a truck parking facility for a maximum of ten (10) <br /> trucks on approximately 3 acres of a 5.26 acre parcel. The facility includes the use of a <br /> 7,736 square foot building for an office and repair shop, and a 3,236 square foot shop for <br /> storage of parts and supplies. The office, repair shop, and storage building will be solely <br /> for the use of the applicant. <br /> The project site is located on the north side of Kasson Road, 0.75 miles east of Eleventh <br /> Street, east of Tracy. The parcel has mixed General Plan designations and zone <br /> classifications. Approximately 3.5 acres of the parcel (the project area) is designated I/L <br /> (Limited Industrial) and is zoned I-W (Warehouse Industrial). The remainder is <br /> designated A/G (General Agriculture) and is zoned C-X (Crossroads Commercial). <br /> The Community Development Department has reviewed the Site Approval application <br /> and responses from other agencies and will be recommending approval subject to the <br /> following Conditions of Approval: <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468- <br /> 3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the parking of ten (10) tractors and twenty <br /> (20) trailers as shown on the Plan dated January 17, 2002 (Use Type: Truck Sales <br /> & Services-Parking).
