CONDITIONS OF APPROVAL <br /> SU-00-03 <br /> TRIMARK <br /> MOUNTAIN HOUSE NEIGHBORHOOD "F" <br /> I. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Michael <br /> Hitchcock, 468-8597) <br /> GENERAL <br /> 1. Tentative Map Compliance: The Final Map(s) shall be in substantial compliance with <br /> the Tentative Map dated April 25, 2000 and Conditions of Approval. <br /> 2. Subsequent Approvals: All subsequent discretionary and ministerial approvals shall be <br /> subject to Design Consistency Review and shall be consistent with the conditions of <br /> approval for the Tentative Map. The Final Map shall be recorded containing the <br /> following statement: <br /> "All subsequent discretionary and ministerial approvals within the boundaries of <br /> this subdivision map shall be subject to Design Consistency Review and shall be <br /> consistent with the conditions of approval adopted for the Neighborhood "F" <br /> Tentative Map." <br /> 3. Approved Use: This Tentative Map approval will expire ten years from the effective <br /> date of approval, as per the Mountain House Master Plan Development Agreement, <br /> unless all conditions of approval have been complied with and a Final Map has been filed <br /> and accepted by the County Surveyor. <br /> 4. Public Facility Approvals: Improvement plans for all public facilities proposed for the <br /> project shall be submitted to and reviewed and approved by the CSD for consistency with <br /> the CSD Design Manual, Development Standards and other applicable plans, standards <br /> and requirements. Timing: Improvement plans, condition shall be met prior to approval <br /> of final map. <br /> 5. Consistency: Improvement plans and all subsequent development and building <br /> applications within the boundaries of this subdivision map shall be reviewed by the <br /> Community Development Department and found consistent with the Mountain House <br /> Master Plan, Specific Plan 1,Neighborhood"F" Special Purpose Plan, Mountain House <br /> Development Title, Public Financing Plan,Development Agreement, and other <br /> applicable plans, standards and requirements prior to issuance of any discretionary or <br /> ministerial approvals. <br /> 6. Design Guidelines: Design Guidelines that implement the Master Plan, Specific Plan(s), <br /> Special Purpose Plan(s) and Development Title for all development, excepting <br /> preliminary maps, shall be submitted to and reviewed and approved by the Community <br /> Development Department.
