Non-residential parcels that are fully restricted access to adjacent streets, shall obtain <br /> access to other public streets through a minimum 30-foot wide non-exclusive access <br /> easement that connects to the other public streets. These easements shall be noted on the <br /> Final Map or parcel map of any subdivision. <br /> 49. The following minimum arterial improvements shall be constructed as part of the <br /> proposed development or the first phase of a phased development: <br /> A. All of Wicklund Crossing (Mountain House Parkway to Historic Street) <br /> improvements, including the De Anza/Wicklund Crossing Entryway. <br /> B. All of Mascot Boulevard between Mountain House Parkway and De Anza <br /> Boulevard. <br /> C. The north half plus the south half median and inside lane of Mascot Boulevard <br /> from De Anza Boulevard to the Prosperity Street entrance into the residential <br /> portion of the development. <br /> D. The south half plus the north half median and inside lane of Mountain House <br /> Boulevard from Mountain House Parkway to the Providence Street entrance into <br /> the residential portion of the development. <br /> E. The interior two lanes plus full median improvements on De Anza Boulevard <br /> north of Mountain House Boulevard, if the proposed interim or permanent fire <br /> station is located as shown on the Tentative Map. If the site for the fire station is <br /> moved to the northeast corner of Central Parkway and Mascot Blvd., the <br /> developer shall provide all weather roads to the station site from permanently <br /> constructed roads. The all weather road(s) shall be designed to the requirements <br /> of the CSD. <br /> F. Roadway, streetscape, and landscaping shall be designed consistent with the CSD <br /> Roadway Landscape Plan, the CSD Design Manual, and the Special Purpose Plan. <br /> The design plans associated with each phase of the development shall be <br /> completed and approved by the CSD General Manager prior to the approval of the <br /> Final Map for that phase. <br /> G. All of Mountain House Parkway along the entire eastern boundary of the <br /> Tentative Map shall be improved. The roadway may be constructed in phases <br /> 10 <br /> 10/05/00 <br />
