75. The developer according to the following shall install all utili«es within the development: <br /> A. Standard Policy: The developer shall be responsible for the installation of all <br /> underground utilities that will be required to serve each parcel created in the <br /> subdivision. Such utilities shall include water lines, sanitary sewers, storm drains, <br /> natural gas, electric power, street lighting services, and communications. Unless <br /> agreed to otherwise by the CSD, the underground utilities shall be installed up to the <br /> lot line of each parcel. <br /> B. Utility Oversizing: The CSD, based on adopted master utility plans for the <br /> community, may require the developer to over size utility lines for the purpose of <br /> being used by future adjacent developments. Any utility line that is intended to be <br /> used by adjacent developments (outside the Tentative Map area) shall be extended up <br /> to the Tentative Map boundary. <br /> The Modesto Irrigation District, Pacific Gas & Electric, and possibly other utility <br /> companies, will be responsible for installing electrical distribution, telephone, <br /> cablevision, and natural gas lines. These facilities shall be in underground in joint <br /> trenches when possible. Any above ground structures, such as switch boxes and <br /> transformers shall be located such that they will have a minimum impact on maintenance <br /> and vehicle and pedestrian traffic. [MP policies 8.5 b), 8.4.1 b,c), implementation 8.4.1 <br /> c)] <br /> All developer installed utilities described above shall be have the design shown on the <br /> project improvement plans that shall be reviewed and approved by the CSD prior to the <br /> approval of the project's Final Map. <br /> 76. Subdivision improvement plans shall have plan sheets showing the overall layout of all <br /> utilities, including joint trenches. The plan shall show all streetlights, and the <br /> underground service conductors and conduits to the MID points of service. <br /> 77. The developer shall plan, design, and construct infrastructure systems to include cost- <br /> effective energy efficient designs and technology in accordance with CSD Standards. <br /> (MP4.2.I O.P.g) <br /> 78. Land use on any portion of a PG&E gas or electrical line easement shall be approved by <br /> PG&E. (MP6.8.1.a) <br /> 79. The developer shall show on all construction plans the existing 6-inch diameter Chevron <br /> petroleum pipeline on Byron and a 12-inch diameter crude oil pipeline within the Union <br /> Pacific Railroad right-of-way when new construction is planned to come within close <br /> proximity of the fuel pipelines.(MP6.8.Ld, MP6.8.I.f) <br /> 80. Prior to the approving the first Final Map or the final acceptance of storm water disposal <br /> facilities that will serve Tract No. 2925 by the CSD, whichever comes first, the <br /> agreement for the interim storing and disposing of storm water runoff on Trimark lands <br /> shall be fully executed between the CSD and Trimark and recorded at the County <br /> Recorder's Office. <br /> 10/05/00 16 <br />
