ATTACHMENT B <br /> PLANS AND FEES <br /> FEES <br /> Any required sewer and drainage fees levied under Government Code Section <br /> 66483 shall be effective 30 days prior to submittal of tentative map. All other <br /> required fees shall be effective prior to determination that the application is <br /> complete (Government Code Section 66474.2). The Developer may request a <br /> waiver from the Mountain House Community Services District. The waiver shall <br /> waive the above statutory provision to permit as may be necessary the <br /> implementation of the Master Plan Development Agreement, the Specific Plan I <br /> Addendum to the Development Agreement, the Public Financing Plan, <br /> development fees under Government Code section 66000 et seq., and the <br /> ordinances, policies, and agreements for the above. Any such waiver shall run <br /> with the land and bind successors in interest and assignees. Upon approval of the <br /> waiver the Community Services District shall record a Memorandum of Waiver. <br /> Upon request of the Developer, successors in interest or assignees and the <br /> fulfillment of any requirements caused by the waiver, the Community Services <br /> District shall file a Release of Memorandum of Waiver. (The Community <br /> Services District understands that the Developer in requesting a waiver desires to <br /> utilize the provisions of the Subdivision Map Act found in Government Code <br /> section 66474.2(c) to request a change in ordinances, policies and standards. At <br /> this time the Community Services District does not commit to this theory or any <br /> other theory but will approve a waiver request that sufficiently protects the <br /> Community Services District and provides sufficient notice to future holders of <br /> interest in the property.) <br /> PLANS <br /> Prior to tentative map approval, the following plans shall be adopted by the Board <br /> of Supervisors and/or Board of Directors, as appropriate: <br /> 1. Updated, Financing Plan and associated financing ordinances and =cements <br /> 2. Farm Irrigation Plan <br /> 3. Road Classification Plan <br /> 4. Domestic Water Master Plan <br /> 5. Development Standards, including alley standards <br /> 6. Stormwater Master Plan <br /> 7. Acquisition and reimbursement agreements <br /> 8. Road Landscaping Plan <br /> 9. Groundwater Collection Plan <br /> 10.Plans, specifications, and estimates for the wastewater treatment plant and <br /> water treatment plant. <br />
