2.1.5 Common Landscape Theme , <br /> a) Landscaping of the Neighborhood Center,should reinforce the common identity for <br /> the neighborhood,and shall be consistent with the plant palettes established by <br /> Specific Plan I. <br /> b) The Neighborhood Center shall use the designated neighborhood theme shade trees <br /> and flowering accent trees and shrubs <br /> c) Entries and arrival points shall be emphasized <br /> d) Tree windbreaks/windrows shall be used to shield outdoor use areas,as appropriate: <br /> e) Trees shall be planted to provide shaded walks gathering areas and areas such as <br /> spectator viewing areas adjacent to the ballfields. <br /> f) Final details of the community landscape theme and treatments shall be established <br /> by the CSD Design Manual and/or design of initial improvements. <br /> 2.1.6 Common Architectural Theme <br /> a) A consistent architectural theme shall be used throughout the Neighborhood Center. <br /> b) Buildings shall be compatible with a common architectural theme designated for the <br /> neighborhood,and shall utilize common forms,details,materials and colors. The <br /> common theme will be established through the Design Manual,enforced by CC&Rs. <br /> c) Building details such as entries,columns,articulation of windows,overhangs, <br /> trellises,gates,fences,and furnishings,shall be emphasized. <br /> 2.1.7 Building Siting <br /> a) Buildings should be located adjacent to streets and walkways,with front doors and <br /> entries oriented to the street. <br /> b) Residential uses surrounding the Neighborhood Center shall be oriented toward the <br /> street with front entries and porches facing the school,neighborhood commercial and <br /> park uses. <br /> ene&ttM <br /> d) Garages shall be set back or located toward the rear of the lot. <br /> 1. .7 units.
