PROJECT SUMMARY <br /> Major Subdivision, Tract 2925 proposes the further subdivision of lots delineated on Tentative Tract Map <br /> 2924, approved by the San Joaquin County Planning Commission in May of 1999. The proposed Tract <br /> 2925 represents the first phase of development within the Mountain House community, Neighborhood <br /> "F", including a variety of land uses envisioned by the Mountain House Master Plan. The subdivision <br /> proposes the delineation of buildable lots including the following: <br /> • 598 lots for development of single family detached homes as well as 64 "Second Units" within the <br /> "Low Density" zone; <br /> • 380 lots for development of single family detached homes within Medium Density" zone; <br /> • Four(4)parcels totaling 24 acres for development of approximately 480 multi-family units within the <br /> "High Density" zone; <br /> • A 17.76 acre parcel for village commercial uses within the"Community Commercial"Zone (using <br /> the Master Plan anticipated FAR factor of .25, total square footage would equal 193,406. The <br /> maximum square footage allowed under the site's zoning would total 464,175); <br /> • Two (2) parcels totaling 2.56 acres for neighborhood commercial and recreation uses within the <br /> Neighborhood Commercial"zone. Only 1.0 acre is anticipated for commercial buildings whereas <br /> the balance of 1.56 acres is anticipated to be used for neighborhood recreational uses. (Using the <br /> Master Plan anticipated FAR factor of .25, total square footage for the 1.0 acre Neighborhood <br /> Commercial portion would equal 10,890. The maximum square footage allowed under the site's <br /> zoning would total 26,136); <br /> • Twelve (12) parcels totaling approximately 30.5 acres for development of professional office uses <br /> within the "Office Commercial" zone (using the Master Plan anticipated FAR factor of .35, total <br /> square footage would equal 465,003. The maximum square footage allowed under the site's zoning <br /> would total 797,148); <br /> • Ten (10) parcels totaling approximately 35.5 acres for development of industrial uses within the <br /> "Industrial Park" zone (using the Master Plan anticipated FAR factor of.40, total square footage <br /> would equal 618,552. The maximum square footage allowed under the site's zoning would total <br /> 927,828); <br /> • One(1) 5.02 acre parcel for development of a neighborhood park; <br /> • One (1) 15.94 acre parcel for development of a K-8 School; and <br /> • One(1)2.93 acre parcel for community public uses. <br /> Tract 2925 also delineates the required acreage for arterial, collector and local roadway rights-of-way, as <br /> well as areas for both community and neighborhood entry monumentation.
