Commercial and Industrial Portion of Development <br /> The proposed commercial development would include the following categories: 1)Neighborhood Commercial <br /> (2.56 acres),2)Community Commercial(17.76 acres);and 3)Office Commercial (30.5 acres). The 2.56-acre <br /> neighborhood commercial use would be concentrated in one area at the center of the project site, at the <br /> intersection of De Anza Boulevard and Wicklund Crossing(see Figure 2). Allowable uses within this area <br /> would include uses such as eating establishments, child care centers, retail sales, medical services, public <br /> services, indoor and outdoor recreation uses including swimming pools, and religious assembly. Although <br /> a larger 2.56-acre site is zoned for Neighborhood Commercial, only 1.0 acres would be developed with <br /> neighborhood commercial uses. The remaining 1.56 acres of the site would be developed with a <br /> neighborhood recreation facility (pool, etc.) for residents' use. Maximum building coverage for this zone <br /> could be 60 percent, or 66,908 sq.ft. for this 2.56-acre area if buildings were one-story, or 133,816 sq.ft. if <br /> the buildings were the maximum allowable height of two stories. <br /> Industrial areas would include 10 lots for Light Industrial uses on about 35 acres. These lots would be <br /> accessible from the proposed De Anza Boulevard and smaller east-west streets. Though they would be located <br /> adjacent to Mountain House Parkway (see Figure 2), they would not be accessed from this arterial. <br /> Job generation from the proposed industrial and commercial development would be 3,039 persons(see Table <br /> I1-4). Assuming 1.44 workers per household,' the resulting jobs/housing ratio at the project site at buildout <br /> would be 1.43, significantly higher than the 0.99 ratio anticipated for the buildout of the entire new <br /> community(see Table 11-5). By the time the 1.43 ratio is met, other residential units outside of Neighborhood <br /> "F"are likely to be on line in other residential areas. The absorption rate for the commercial and industrial <br /> areas of the project site could be much lower than that of the residential areas. <br /> ' San Joaquin County had a ratio of only 1.21 jobs per household according to the 1990 U.S.Census;however,the ratio <br /> should rise as the County continues to urbanize. The City of Tracy measured 1.41 workers per household and Alameda County had <br /> a ratio of 1.54 jobs per household.
