MOUNTAIN HOUSE NEIGHBORHOOD'F"PROJECT INITIAL STUDY <br /> C. POPULATION AND HOUSING <br /> The proposed project would be developed in an area currently used for agricultural operations. The <br /> proposed residential densities would be within the ranges allowed by the Master Plan. Seven separate <br /> housing types would be created, with lots ranging from 3,600 square feet to 7,500 square feet(see Table <br /> I1-2). In addition, about 60 second units are proposed on specified single-family lots(see Figure 2)which <br /> would be required to be constructed at the time that single-family home are constructed on such lots. <br /> The applicant estimates that upwards of 16 individual price points of housing and three to five rental <br /> prices would be provided within Neighborhood"F". These prices correlate to pricing assumptions used in <br /> the County's Affordable Housing Study as well as the Master Plan's projections of Mountain House <br /> employee income levels. Purchase prices are estimated to range from $158,000 to $300,000. Rents are <br /> estimated to range from $380 per month to $810 per month. These rental and sales prices would be <br /> affordable to those with annual incomes of$17,500 to $32,500 and over(for rentals) and$47,500 to <br /> $87,500 and over(sales units)per year. About 25 percent of the units would be affordable to very low and <br /> low-income households that require assistance. <br /> Ordinance 9-1270.7M of the County's Development Title addresses the Mountain House Housing Trust <br /> Fund(MHHTF)that shall be created by the County for the sole purpose of providing funding for <br /> affordable housing assistance in Mountain House. The MHHTF shall receive revenues generated by the <br /> Affordable Housing Impact Fee. To advise the Board of Supervisors in the administration of the <br /> MHHTF, the County established a Mountain House Housing Advisory Board. The Affordable Housing <br /> Impact Fee is based on the Affordable Housing Impact Fee Technical Report(AHFTR)and specifies the <br /> methodology for the fee computation. The fee itself consists of two components: a fee per dwelling unit <br /> square foot and a fee per lot square foot. The fee for each of these fee components is specified by a <br /> resolution adopted by the County and shall be revised in accordance with the provisions of the County's <br /> Affordable Housing Impact Fee Ordinance.
