MOUNTAIN HOUSE NEIGHBORHOOD"F"PROJECT INITIAL STUDY <br /> Creek. The interim sports fields would be located north of the commercial area, outside of the proposed <br /> subdivision area. <br /> The nearest regional park to the project site in San Joaquin County is Durham Ferry State Recreation Area <br /> (more than 18 miles southeast of the project site). In Alameda County, west of the site, the closest <br /> regional park facility is Bethany Reservoir. No regional parks are proposed at the site until development <br /> occurs near Old River. Residents of the project would require use of these outlying regional parks until <br /> the proposed on-site regional parks are developed. Such use is not expected to result in substantial <br /> physical deterioration of these regional facilities. However, such deterioration could be accelerated, <br /> especially given the shortage of regional parklands throughout San Joaquin County as discussed in more <br /> detail in the 1994 EIR. <br /> b) Does the project include recreational facilities or require the construction or expansion of recreational <br /> facilities which might have an adverse physical effect on the environment? <br /> The proposed recreational facilities would not have an adverse physical effect on the environment. The <br /> neighborhood park and neighborhood recreational facility are proposed in level areas of the site that are <br /> currently used for farmland. No sensitive resources would be impacted by these facilities. <br /> Condition of Approval PARKS-1: In compliance with the Master Plan, the neighborhood park <br /> construction shall begin as soon as 50 percent of the dwelling unit permits for Neighborhood "F" <br /> have had final inspections, and shall be completed no later than the time 80 percent of dwelling <br /> unit permits have had final inspections The temporary sports fields improvements shall be <br /> constructed prior to the 80dh dwelling unit permit being issued by the County. <br /> Data Sources for Recreation Analysis <br /> Mountain House Community School District and San Joaquin County Community Development Department. <br /> 2000.Mountain House Community Services District Parks, Recreation and Leisure Plan (Draft).
