APN: 253-120-40 <br />INFORMATION: <br />The site is not currently located within a Federal Flood Insurance Administration Designated <br />Flood Hazard Area. <br />Linne Road has an existing right-of-way width of 50 feet and a planned right-of-way width of 84 <br />feet. <br />RECOMMENDATIONS: <br />Encroachment permit shall be required for work within road right-of-way. <br />(Development Title Sections 9-1145.4 and 9-1145.5) <br />2. The driveway approach shall be improved in accordance with the requirements of <br />San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br />(Development Title Section 9-1145.5) <br />The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in <br />in an eighty-five {85) eighty-four 84 foot wide right-of-way from the northerly right-of-way of <br />Linne Road to the property line across the parcel's frontage. (A $225.00 fee currently is <br />required for processing) per Development Title Table 9-240.2. In addition to a copy of the <br />Grant Deed and a legal description of the parcel to be offered for dedication.) <br />(Development Title Section 9-1150.5) <br />
