i <br /> COMMENTS ON DEVELOPMENTS <br /> SA-93-47 <br /> 2 . Dedication to result in a 42-foot wide right-of-way from the <br /> centerline of Linne Road to the property line shall be <br /> required across the frontage of APN 253-210-24 . If <br /> acceleration, deceleration or left turn lanes are required by <br /> traffic study, additional right-of-way will be required from <br /> off-site property owners. <br /> (Development Title Section 9-1150.2) <br /> 3 . The frontage improvement for Linne Road shall be constructed in <br /> conformance with the standards for one-half of an 84-foot <br /> right-of-way minor arterial road. The construction of the <br /> frontage improvements other than required by the traffic study <br /> will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction costs prior <br /> to approval of the Improvement Plan. (A $260. 00 fee currently <br /> is required for processing per Development Title Table 9-240. 2 <br /> in addition to a copy of the Grant Deed, recording fee and an <br /> estimate for the required frontage improvements. The estimate <br /> shall be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing and estimate for an additional fee of <br /> $115. 00. ) (Development Title Section 9-1150. 2) <br /> 4 . Encroachment permit shall be required for work within road <br /> right-of-way. <br /> (Development Title Section 9-1145.2) <br /> 5. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee currently are $961. 00 <br /> per 1, 000 gross square foot of building as "Manufacturing" or <br /> $249 . 99 per daily trip-end generated in the Tracy area.
