March 11,2005 <br /> NOA Project Number: E040150A <br /> The elevation of the Site,according to a United States Geological Survey topographic map,Tracy <br /> Quadrangle,is 50 to 60 feet above mean sea level. The elevation is higher on the southwestern <br /> portion of the property and grades to the northeast. <br /> According to San Joaquin County Community Development Department, the Site is zoned AG-40, (l� <br /> general agriculture. This zoning designation"is established to preserve agricultural lands for the <br /> continuation of commercial agriculture enterprises"(www.co.san-joaquin.ca.us,2004).The minimum <br /> parcel size is 40 acres. <br /> 1.2 Proposed Development <br /> Quartaroli and Associates of Manteca, California,provided a preliminary parcel map showing the <br /> proposed lot division. The minor subdivision will take the current two parcels and split them into (11-20 <br /> /-20 <br /> five parcels. Parcel 1,will be 66.49 acres,Parcel 2 will be 66.02 acres,Parcel 3 will be 50.03 acres, <br /> Parcel 4 will be 41.91 acres and Parcel 5 will be 67.17 acres. He also indicated that <br /> the land had always been used for farming. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> 3.1 Existing On-Site Septic Tank Usage <br /> According to Mr. Robertson (personal communication,December 9,2004),there is no septic system <br /> currently on the property.
